REGARDLESS of Brand Name, today's high efficiency, condensing and modulating low mass boilers have TWO UNIQUE AND OFTEN OVERLOOKED REQUIREMENTS. THE FIRST IS APPROPRIATE SIZING. Most people can easy understand that a boiler which is oversized for its required purpose will result in not just an increase of initial purchase price but also will not operate at its peak efficiency. It is simply just just too large for its job. OFTEN OVERLOOKED however is that its smallest firing rate. Its the boiler's Turndown Ratio and it must not be oversized when compared to its smallest heating zone. When its Turndown Ratio substantially exceeds the BTU requirement of your smallest zone the boiler will not, again operate at its peak efficiency. When a high efficiency, condensing boiler is oversized at the highest or lowest modulating rate it will "short cycle". THIS GRAPIC ILLUSTRATES WHAT HAPPENS in a short cycling situation.In this graphic, the fluid in the system's "Primary Loop" and in the single zone/pump requiring heat is what the boiler considers its "tank". When the boiler's "tank" fluid temperature exceeds its high limit temperature setting, it will shut down to allow the fluid to cool, regardless of the fact that the t-stat for single zone/pump requiring heat is not satisfied. In a short cycling situation the high efficiency, condensing and modulating boiler will start, stop and again start, again and again. The off and on result in this situation will not only result in low operating efficiency but also place undue wear and tear on the boiler. The correct approach to correcting the short cycling situation is by adding volume (mass) to the amount of fluid in the smaller zones. The correct method do this is to add an appropriately sized buffer tank. THE SECOND UNIQUE AND SOMETIMES OVERLOOKED REQUIREMENT is the boiler's requirement for Primary/Secondary configuration. This requirement is called hydronic or hydraulic separation. The system in the above graphic is plumbed to Primary/Secondary configuration and is accomplishing the boiler's required hydronic separation by a method called "closely spaced tees". This method is by far the least expensive method to accomplish hydronic separation but if not done incorrectly, regardless of the boiler's correct sizing, will result in complete system problems, if not failure.This graphic illustrates a high efficiency, condensing and modulating boiler which is correctly sized to its total maximum load and its smallest zone/pump's BTU requirement.
