This modular accessory structure could be a man cave, a creative space or a flex/office pod. The HVAC system is a high-efficiency LG mini-split. Insulated with spray foam, this is like a 160 SqFt "Yeti" cooler. As a result, this luxury container pod is very energy efficient and would be comfortable in any climate. Further, the LG mini-split HVAC is over-sized, and the unit could be combined with additional containers or stick-framed space to create a fully-conditioned space for a variety of needs. This is truly a "modular" container pod. Media capabilities include Acer projector, pull-down screen, & HDMI wall jack. Wired with a 50 amp service panel, this unit could be run off of solar ("off-the-grid"), a generator, or standard electric utility service.  Complete with a half-bath (sink & toilet) and a kitchenette (water heater, fridge & kitchen sink), this could also serve as an overnight guest suite or "granny pod."  This converted shipping container features views in 3 directions (3 custom windows & a double-glass sliding door) and plenty of natural sunlight. Interior lighting includes 2 decorative lighting tracks for ambiance. Exterior lighting is on 2 sides.  For sewer & water service, the container hooks up to a standard 3" sanitary line and a 3/4" water line. Most plumbing is inside a 8" chase that serves as a step up to the kitchenette & half-bath. Sewer connection is made in the same way that a typical recreational vehicle. Plenty of head room above that. Sliding pocket door walls off the half-bathroom. Finished with dry-wall & a high quality laminate flooring for a very sleek & modern look. The exterior is painted with a marine-grade paint that should protect the container for years to come. Container is made of cortenen steel, which is designed to withstand salt water environments and is relatively low maintenance. Could be installed as an accessory structure on a temporary foundation (rail ties, flat concrete pad) or permanently installed to a foundation on a permitted structure. Local zoning & building ordinances would apply. Built from a repurposed, 1-trip, "high-cube" shipping container (note: 20' shipping containers rarely come in the 9'6" height, but are abundant in the 8'6" height).
